Sanborn Fire Insurance Maps are recognized as an invaluable historical resource to identify prior property uses and potential environmental concerns. They are specifically identified in the ASTM E 1527 Phase I Standard as a standard historical source for prior property use investigation, and are the only required historical source to be reviewed in the ASTM E 1528 Transaction Screen Standard. Their value, of course, can only be recognized when they are available for the specific property being researched. Hence, if you conduct site assessments, you inevitably will have to deal with the Sanborn Map availability issue.
